The rise of the real estate industry has always played a pivotal role in national economic development in China. However, it is to meet the housing needs of daily life, while real estate investment has become a high income people to obtain a speculative tool. However, in recent years, many appear worrying issues, such as real estate speculation is serious, inflated property prices did not fall, increasing the real estate vacancy rates, income of urban residents keep up with the growth rate of prices,etc. These problems have seriously affected the real estate in Hainan sustainable and healthy development of the industry. Government in recent years has also been the introduction of relevant policies to increase the intensity of the real estate market macro-control, which also makes the real estate market at the same time by a variety of influences from internal and external environment, there are many uncertain factors, resulting in real estate investment risk The objective existence. Therefore, it requires investors to make investment decisions in the choice of real estate investment risk analysis and evaluation methods must be scientifically rigorous.This paper consists of six chapters altogether.The article describes the current situation at the beginning of Hainan’s real estate market in recent years, and to use this as a background. Then the theory of real estate investment and risks set forth in detail, and then to the full life cycle perspective real estate projects as a starting point, based on the basic principles of real estate investment risk evaluation system design, the real estate investment and construction process is divided into five stages corresponding, and there are risk factors for the various stages of detailed in-depth analysis and identification of targeted, but also made the new corporate strategy risk factors, build the corresponding real estate investment risk evaluation system. Fully proved that the method can effectively carry out the scientific rigor of risk analysis and evaluation from qualitative to quantitative.Therefore, this method can be used as real estate investment decision support tools.
