In recent years, the commercial real estate project owner attaches great importance to the project investment risk problem, but in the practice of the investment risk management, there are many to be solved the problems urgently, such as poor risk awareness and the lack of empirical analysis, etc. Academia for commercial real estate project risk management theory research is the lack of empirical analysis and pertinence to risk response. In view of this, it has important theoretical value and practical significance for discussing the issue of commercial real estate project investment risk management.This study of Yantai Dayue city commercial real estate project investment risk carries on the empirical research. In the process of research, I have found a large number of relevant literature materials and collected on the risk factors of each stage of the total project life cycle., the Yantai Dayue city commercial real estate project initial questionnaire is designed through interviews, which includes 19 items, and then through the forecast, the Yantai Dayue city commercial real estate project formal questionnaire is determined, which includes 16 items. Using the factor analysis method to research the sample, the results showes that the four risk factors has been constructed by the Yantai Dayue city commercial real estate project investment risk index system. The Yantai Dayue city commercial real estate project investment risk assessment considers all kinds of risk probability and risk loss. It has determines the risk level. Deferr method and analytic hierarchy process are adopted, and then it puts forward two key risk factors, such as contract risk and fire risk. For these two kinds of risk, using the bones diagram method to analyze the concrete reason, finally, it puts forward the corresponding risk prevention measures.The main conclusions are as follows:1. The Yantai Dayue city commercial real estate project investment risk formal questionnaire has been compiled, the questionnaire includes 16 items.2. Building Yantai Dayue city commercial real estate project investment risk index system, which includes organizational risk, economic and management risk, project environment risk, technology risk. The secondary indicators include 16 kinds of risk.3. Determining the Yantai Dayue city commercial real estate project investment risk of two key risk factors for contract risk and fire risk.4. Corresponding specific causes of 4 kinds of key risk factors have been identified by use of cause result analysis picture method, and then the appropriate risk control measures have been given.
