In our country, most of the real estate companies underestimate the risk existing in real estate investment projects and their risk awareness is relatively weak. System risks can not be analyzed or evaluated integrate in the investment decision-making stage nor the scientific quantitative analysis. Generally speaking, these real estate investors are just concerned about the huge profits rather than the high-risk hidden behind the high profits. How to make a better manage of the risk in real estate projects,e.g. identify the risk, assess the risk and effectively control risk, is the key to enhance the core competitiveness in real estate companies.This paper analyzes risk in the whole process of Jinan Real Estimate Project including the decision-making phase, the pre-development phase, construction phase, and the renting and selling phase. Firstly, the risk of the project is classified through the analysis of the risk characteristics of Jinan Real Estimate Project. Secondly, it makes a quantitative analysis of the risk using fuzzy analytical hierarchy process. Finally, it got some conclusions and propose the corresponding measures including risk avoidance, risk transfer, risk sharing, risk reduction and so on. Considering the characteristics of long duration, technical complexity in Jinan Real Estimate Project, the risk management program and responding measures not only reduce the economic losses caused by the project risk to a large extent, but also provide a very important reference value for the homogeneity of other real estate projects.
