Currently, the study of real estate risk puts great emphasis on qualitative analysis and experience decision. The lack of history data limits the application of some quantitative methods, and it is still lack of thorough analysis on the risk identification and precaution.In risk analysis of real estate investment, the possible risk factors may be classified as Political risk, Market risk, Financial risk, Technique risk, Social risk, Natural risk, Organization Manages risk. On the basis of it, the risk of entire process of real estate investment is analyzed effectively. According to the Risk Identification Process, the related knowledge of Evidence Theory is used to identify the key risk factors of real estate investment. Then on the basis of building up the index system of risk evaluation, the use of Analytical Hierarchy Process (AHP) is to get subjective weights and Entropy Weight Method is to get objective weights. According to the minimum discriminating information principle, the combined weights formulas are obtained. Making use of fuzzy comprehensive evaluation method assess the risk factors of real estate. After that, an actual case is used to verify the usefulness and rationality of risk identification and evaluation method. Finally, according to the results of risk evaluation, the science and reasonable evades measure and strategy are provided for the investors of our country's real estate. |
