Real estate enterprises don't thought much of risk of property assets much in our country,and conscious of risk is weak thin,only pay close attention of large profits .At the same time,most of them ignore high risk behind large profits,when investment decisionmaking happens, they often roughly analyze item's risk by subjective experience,lacking of synthetical,scientific analyze。Risk management of estate item investment is identify,assess risk in one estate item and bring up homologous strategy。Risk management of real estate investment includes four stage managements,which are prophase stage,start construction stage,lease and sale stage。Risks of Tian Ci Liang Yuan include safety risk,economic risk,technical risk,contract risk\management risk。According of present condition of Tian Ci Liang Yuan,we study the risk management in the course of whole investment。Including exploitation decisionmaking stage ; exploitation prophase stage ;development stage;sale stage。At first,adopting the nucleus checking list law distinguishes the dynasty to come the real estate project first-level,the second-level risk factor。For more accurate to distinguishes the risk appraises, the paper use determined the fuzzed synthesis appraisal method to carry on the risk assessment accurately,and obtain the risk conclusion of Tian Ci Liang Yuan。According to special character of Tian Ci Liang Yuan,first-level risks are given respond measures,mainly including risk evade\risk letting up,risk transfer,risk totally cwt,reserve risk。Moreover,we suggest that risk management should enforced through management organization,risk management train,risk management expenditure,risk management institutional system。Because the dynasty comes the real estate project to have the time to be long,the investment cost big as well as involves the specialized technology is more numerous more and diverse and so on characteristies,this Project Proposed the risk management Plan and the safeguard measure reduced the risk greatly the economic loss which creates forth project itself,simultaneously says regarding other homogeneity's real estate project also has the important reference value。...
