Research On Housing Industrialization Of Real Estate Supply Chain Management

With the constant progress of society and the rapid development of urbanization, it will generate a large number of housing demand, there are a lot of drawbacks of traditional hand-builting, which does not accord with the requirement of sustainable development. Not only does housing industrialization provide strong support for our traditional construction change, but also provides an opportunity for real estate enterprises of strategy innovation and change under new situation. Housing industrialization involves lots of industry, in order to achieve the goal, all of participating companies must form a organic industry chain. As an advanced management method, supply chain management has been widely used in manufacturing and succeed, applying the idea of supply chain management, using advanced information technology and integrating various relevant factors of project operation can be faster and better in response to the market demand, realizing the maximization of profit. The research of using supply chain management to promote the development of housing industrialization has great application value.The paper studies the current situation of housing industrialization and the concept of supply chain management, then based on the theory of two point, the development process of housing industrialization and the design principle of supply chain, I constructed the housing industrialization supply chain structure model, analyzed the implementation of supply chain management and expounded that BIM can be widely used in the whole life cycle of housing industrialization, concluding that the application of supply chain management can better housing industrialization. Then I sudied the cost structure of the housing industry supply chain and established cost-benefit model, according to the data provided by the company Y, analyzed the difference in the cost of the housing project under both way, affirmed that apply supply chain management in housing industrialization is feasibility and effectiveness.This paper proposed a set of practical housing industrialization supply chain management model, aimed at promoting the development of housing industrialization through the supply chain management, enriching and deepening the real estate supply chain management theory, providing a valuable reference to real estate enterprises.
