Study On Supply Chain Management Of Real Estate Development Enterprises

Supply chain management means the design, planning, control and optimization of the information flow, material flow and cash flow with a view to strengthening competitiveness. A lot of successful enterprises have already classified supplying with the managerial ability of chain as enterprise important strategic competition resources. The nature of supply chain management is to integrate the core competence in the node enterprises. The supply chain integrity of real estate enterprises in our country is not high so that information sharing is hard to carry out among node enterprises, and the resourcing is far from effectively integrate. According to the above, the thesis, based on the classification of the real estate supply chain and the dissertation on real estate development flow both in China and abroad, establishes a model to calculate the whole cooperation intensity and that between enterprises of adjacent nodes in a supply chain. The total revenue and total cost were taken as the input parameters, and the methods to calculate the them were proposed for every stage of the cooperation process.The thesis brings forth several new ideas: (1) Based on the principal-agent theory, the thesis analyzes the formation mechanism of a dynamic alliance through a simple game theory models, reveals the possibility and necessity of the dynamic alliance among the node enterprises in a supply chain. (2) In order to eliminate the negative effects such as bullwhip, the thesis builds information sharing choice mode based on core enterprises. (3) Bye analysis of financing structure on real estate public companies'sample, the thesis proves that this mode of equity finance is superior to that mode of debt financing, and suggests real estate enterprises widen financing channels and increase the ratio of equity finance.
