In the new era, the consumer needs is actually is not only the house itself,the additional value of the house also put forward higher requirements, house has became a symbol of wealth and social status to satisfy buyer’s psychological needs. According to the data show that the basic living function of residential products such as diet,sleep value accounts for about 20% at best,80% of the value spent on such as emotional value,neighbor atmosphere, lifestyle etc. The quality management of real estate project development put forward higher requirements.In this paper, based on the study of quality management in the perspective of the residential enterprise, through the analysis of the particularity and complexity of residential products, residential consumer demand, concept of quality will be extended the scope includes not only the quality of the building itself, but also service quality and management quality.Combined with the whole life cycle and lean construction theory,the issue shows that the quality of the real estate project management needs coordinated,systematic and comprehensive management mode. Therefore, this paper tries to explore a different way from the general quality management system, convenient for real estate customer in the process of project management, referring to the system of standardization, efficiently and orderly quality management. Ultimate aim is to combine the characteristics of the residential project, the whole life cycle of the project, aimed at every stage of processand quality,to build a complete quality management system, and try to design the corresponding standardized system, to make its have the maneuverability. |
