Research On Optimization Of Construction Quality Management Of Residential Project Of H Real Estate Company

After the reform and opening up,China’s real estate industry has developed rapidly and formed one of China’s pillar industries.As housing has become an important part of people’s assets,people have higher and higher requirements for the quality of housing construction.Therefore,quality management has become an important task in the enterprise management of real estate companies.As residential projects have the characteristics of long construction cycle,complicated process requirements and difficult coordination,which caused difficult construction quality management.Therefore improving the level of construction quality management has always been a unremitting pursuit of real estate enterprises.Taking H real estate company as the research object,this paper studies focus on the construction quality management of its residential project.From this paper,we can see many facts and problems here:introduces the basic situation of the company and its current situation in quality management system,process and method,and also propose the problems existing in construction quality management.For these problems,a detailed analysis has been done by using total quality management theory and PDCA cycle management method and sorting out the causes of the problems are : the failed to implement total quality management;poor coordination of quality management workflow;inadequate implementation of quality management methods;loose management of relevant construction personnel and incomplete analysis of specific quality problems.In view of the existing problems and the reasons analyzed,this paper systematically proposes the corresponding optimization scheme from the four aspects of quality management system,quality management process,quality management methods and managers.The paper also proposes the implementation steps and guarantee measures of the optimization scheme and uses the methods of investigation and interview to evaluate the implementation effect of the scheme.Through the research on the quality management of H real estate company,this paper proposed the optimization schemes for the company in quality management,I hope that these optimization schemes can also provide some reference value for help other real estate companies in solving similar quality management problems.
