The market of commercial housing and the construction of affordable housing is developing hand in hand, bring the best result each other, which marks the arriving of the double-track era.In the double-track system, affordable housing and commercial housing is a complementary relationship in essence,and both of them are form the housing markets. In the double-track system, the developing speed of affordable housing construction is faster than commercial housing, it will affect the development of commercial housing market inevitably. However, when discussing the relationship between the construction of affordable housing and commercial housing market, domestic and foreign scholars has different idea. So how affordable housing affects the commercial housing market, and how to feedback the problem of affordable housing and another things.It is becoming a focus of current research.The article aims to study the impact between affordable housing and commercial housing in the process of double-track construction.The interactive mechanism between Affordable housing and commercial housing interactive mechanism involved the urban population, urban economy, urban land and another external factors. The article is use the system dynamics method. And makes the supply of affordable housing demand, the supply of commercial housing demand and another external factors participate in the system,besides that, establish the simulation model from housing system of Nanchang, the real beginning year of the double-track system is from 2008 to 2012, using the housing history to support the operating of model, and predicting the development trend of affordable housing and commercial housing from 2013 to 2020. Then conduct an experiment to analyze the influence between affordable housing and commercial housing each other, the relationship mechanism between the construction of affordable housing and commercialhousing market can be obtained. Finally we put forward the improvement policy suggestions about the commercial housing and affordable housing in order to make the development of commercial housing and affordable housing become more healthy in double track system background. The paper is divided into five chapters in total, of which the first chapter and the second chapter is the basis for the rest, the research background,research meaning, relevant concepts and theories are introduced.. The third chapter and the fourth chapter are the centre chapter of the article and establish the housing system for the simulation and predictions. The model can conduct the interaction mechanism experiments of the construction of affordable housing and commercial housing market in Nanchang.Summary and some expectations to the direction are given in chapter 5.
