As the pillar industry of China's economy,the real estate industry has been booming development.With the acceleration of urbanization and industrialization,and the liberalization of population policy,the population of urban residents is increasing at an alarming rate,so the housing demand is increasing day by day.While the housing prices of first-tier cities rise too fast.The contradiction between people's demand for housing and the rapid growth of housing prices has become increasingly prominent.In this case,the government has implemented supply control policies such as land auction selling,tax adjustment,and the demand control policies represented by the restriction of credit,the restriction of the purchase and the increase of the property tax,to curb the excessive rise in housing prices.At the same time,the government has accelerated the pace of improving the housing security system.However,some new problems appear in front of people.There is no doubt that the increase in the size of affordable housing is conducive to ease the housing problems of low-income families.But whether it will affect the development of the commercial housing market,whether the commercial housing prices have a greater impact,the impact is positive or negative,experts and scholars have had an argument.Under this background,it is an inevitable trend to study the influence of indemnificatory housing on housing price.Although many experts and scholars have studied the impact of affordable housing on commercial housing prices,most scholars have taken qualitative analysis from the perspective of economic principles.The panel data and the VAR model are used for quantitative research.At present,there is little use of system dynamics to analyze this problem systematically and dynamically.And because the housing problem is influenced by many factors such as the local economy,population and land,the regional difference is quite remarkable.Therefore,the discussion of the impact of housing construction on commercial housing prices cannot be generalized without distinction.This paper chooses the real estate market in Beijing as the object of study,and takes the system dynamics theory and the supply and demand theory as the support.On the basis of reviewing and summarizing the development process of commercial housing and affordable housing,the paper points out the existing problems in Beijing real estate market.Starting from the supply level and demand level,this paper analyzes the mechanism of the impact of affordable housing on commercial housing prices.Through the establishment of causality diagram,the analysis of the feedback loop and the establishment of the system flow chart,the commercial housing price of Beijing is simulated and predicted.Finally,the implementation of the simulation operation of commercial housing may have different effect.The results show that:the proportion of housing land,the housing planning cycle,and the supply of housing have different effects on the price of commercial housing,and the impact of land on commercial housing prices is more significant.This paper constructs the system dynamics model of the relationship between housing and commercial housing,and provides a new research idea for the study of this problem,which is of great significance to the healthy development of the real estate market in Beijing.Moreover,through the model simulation of regulatory results,we should make recommendations for the regulatory policy,and it will be of some reference significance for the establishment of effective macro-control policies.
