Along with the rapid development of urbanization, a large number of population float into the city, increasing the demand for residence,at the same time due to the urban residents’ demand for improving the housing conditions, resulting in residential real estate price rise quickly, High prices bring heavy burden to people’s life and hinder the healthy sustainable development of urbanization. In view of the problems emerged in the process of urbanization in China,the Party Central Committee put forward the strategy of “new urbanization”. Compared with the traditional urbanization,the most obvious feature of the new urbanization is “people-oriented,sustainable development”. At the same time of promoting the construction of the new urbanization,how to achieve the coordination and sustainable development of urbanization and real estate industry is a problem worthy of study.This paper generalizes the urbanization and real estate related theory, and conducted in-depth analysis the current real estate industry and the current situation of urbanization and the existing problems of Shanxi Province,put forward the opportunities and challenges facing the real estate industry under the new urbanization,explore the interaction between urbanization and real estate from a qualitative aspect.Selecting the population urbanization rate represent traditional urbanization level, the real estate development investment and commercial housing sales area, using cointegration analysis,Granger causality test to carry on the empirical analysis,results show that there is long-term stable equilibrium relationship between urbanization and the investment in real estate development and real estate sales,but their relationship is notclose. Investment in real estate development is the Granger cause of the urbanization rate increased,the rate of urbanization is the Granger cause of commercial housing sales area.From intensive economy, sustainable development, the quality of life and co-ordination of urban and rural,to build the comprehensive index system of the level of development of the new urbanization,build the comprehensive index system of the real estate industry,using factor analysis method to calculate the comprehensive index score,based on comprehensive index score carry on linear regression,the results show that the new urbanization is highly correlated with the real estate industry,the new urbanization comprehensive level increased by 1,the level of development of the real estate industry will increased 3.368,the real estate industry comprehensive score for each increased by 1,the new urbanization comprehensive score also increased 0.281.Through analyzing the two coordinated degree analysis,show that:the new urbanization and real estate industry development coordination degree from years of 2005-2010 continuous decline,began to rise in 2011,2012 and 2013 to achieve the high quality coordinated development,indicating new urbanization and real estate industry tends to coordinate.Finally, put forward policy recommendations under the background of new urbanization in shanxi province the development of the real estate industry:to improve the pattern of urban system to ensure the balanced development of the real estate industry,the real estate industry development should combine with the local culture,we should combine the government guidance and market leading, reasonable planning for the construction of housing for the medium and long term, accelerate the the urbanization of migrant workers.
