With the economy of China has entered the new normal,new urbanization becomes the greatest demand.Deeply realizing the new urbanization will release a strong potential and provide lasting support for sustainable economic development in China.The real estate,as an emerging industry,whether its development is sustained,steady and healthy has directly influence to consumption,investment,financial security,and the related industries even the entire national economy.The new urbanization is the foundation and the direct driving force for sustainable development of the real estate industry,which brings new opportunities and challenges to the real estate industry.On the other hand,the development of real estate industry provides the material basis for the new urbanization,and it will promote the process of the new urbanization.The coordinated development of new urbanization and real estate will not only push forward the construction of new urbanization,but also it will improve the complex situation of the real estate,and even promote national economic development in Fujian Province.This paper describes the concept,evolution,and interactive relation of the urbanization and real estate,and demonstrates an investigation about current stage of Fujian during 2000-2014.From the view of demography,economy,space and society,we assigned entropy values for 33 selected indicators by using Matlab,to estimate the development index of the new urbanization and the real estate.The results show that the development index of the new-type urbanization and the real estate industry is in an upward trend overall,although some years there was a temporary decline.On the pace of development trends,new-type urbanization is consistent with the real estate.Subsequently,we build a coupling model and then use metering software:Eviews7.2 to calculate the coupling coordination degree of the new urbanization and the real estate.From the results we can see that the new urbanization and real estate industry in Fujian Province was in a serious imbalance stage during 2000-2004;in moderate imbalance stage during 2005-2011;and it was in mild coordination during 2012-2014.By using the space metrology software geoda,we got the coupling coordination degree of all 9 cities within the Fujian Province in 2014.And the results show that:Fuzhou and Xiamen were in good coordination coupling stage with highest coupling degree;Quanzhou was in primary coordination coupling stage;Nanping was in moderate disorders coupling stage;Ningde was in mild disorders coupling stage;and the other 4 cities were on the verge of disorder stage.Finally,according to the analysis above,we proposed some better ways and means for the coordinated development of new urbanization and real estate in Fujian from 5 perspectives of demographic:economic,space,people's livelihood and ecological.In a conclusion,the proposed methods are supported to advance the coordinated progress of both new urbanization and real estate,and jointly promote the national economic development of Fujian Province.
