At present, various industries are moving towards a sustainable development path,to solve these two problems that environmental pollution and resource scarcity seriously hindered the healthy development of society. Compared with other industries,each year the energy consumption which is used construction industry accounts for40% of the total energy throughout the year, and the number of pollutants accounts for34% of total global environmental pollution. In response to the needs of the construction of ecological civilization, the construction industry began to promote green buildings which show the concept of sustainable development. But unlike public buildings, the developers and the user of residential construction are different, and there is a conflict of interest between them, so that it is difficult to force developers from the view of whole life cycle to consider construction cost. Therefore the green house simply relying on market system has a certain degree of difficulty. To solve this problem, this paper uses the game theory to analyzes the behavior of government,developers consumers and explore the law of development of green residential market,to know more about the decisive factor which influence the market behavior of developers and consumer and make suggestions in order to achieve rapid and healthy development of green residential market purposes. The study includes the following aspects:First of all, this article has analyzed the green residential development situation respectively from the green house number labeling program, green technology and cities of the green building on the basis of relevant literature and the survey, and through the analysis of the market behavior of developers, consumers and the government, it has been clear about the factors restricting the green residential promotion.Secondly, in the case of government intervention, it used evolutionary game theory to study the evolution trend behavior of the developer community and between developers and consumers, and get different situations of evolutionary stable strategy,and in accordance with the simulation tool of MATLAB to carry on the numericalsimulation. So that there has been clear about the key factors affecting the development of green residential market including incremental costs and incremental social benefit of developers who choose to develop of the green house and incremental buying expenses of consumers who buy the green housing.Furthermore, when developers and consumers can not mobilize the enthusiasm of the green house simply based on market system, this article used the principal-agent model respectively to analysis the game relation between the MOHURD and local government and the game relation between local government and developers, the MOHURD is proposed for the local government, local governments to developers, the optimal incentive system, and identify the specific ways to improve the level of developer effort: reduce the uncertainty of external environment, developers, efforts to reduce costs and improve unit efficiency coefficient increased amount of developer.Finally, this paper argues that should strengthen the guiding role of the government in the market formation stage which green residential development level is relatively low. The government should timely adjust policy priorities with the constant improvement of its development level, and gradually reduce the degree of interference from the housing market, so that the green house was promoted roundly basing on the market mechanism finally.
