With the continuous adjustments of national real estate policy, the real estate industry gradually from the era of huge profits to that of normal even meager profits. And because of Chinese economic growth continued to slow down nearly two years, developers finance had been more and more hard, the real estate industry has been from 2014 began to change from the seller’s market into a buyer’s market. As the market competition intensifies, the real estate development enterprises in the past by the rapid and extensive mode of management to obtain high profits era has no longer exist, the real estate industry is moving in the scale, brand and standardized operation, for real estate development enterprises, how to improve the level of project management, effective control of development costs, has become the main way to enhance corporate profitability and market competitiveness. However, the current form of the real estate industry, the real estate enterprise project cost control is relatively weak, mainly reflected in the high level of enterprise management is not enough attention, management responsibilities are not clear, the project manager can not accurately grasp the key points of project cost control, and ultimately lead to the loss of important control nodes, the cost is often in the cost of over or out of control, greatly reducing the market competitiveness of enterprises.Collecting and analyzing the real estate development project cost control related literature, we elaborated the process and method of cost control and summarized the real estate development project process and its cost. According to the characteristics of domestic real estate development project, we divided the project development process into five stages: setting up, design, bidding, construction and acceptance. We took YG real estate development projects as an example, and studied the real estate development project cost control of real estate development projects. According to the actual research of YG real estate development projects, we analyzed the actual characteristics of the YG project, and expounded the existing problems of YG real estate development projects in various stages. Then based on the actual characteristics of the YG, we built a model which takes the cost control of each stage as foundation and the final cost management as a method. In accordance with the characteristics of the construction business, we developed special measures for each stages: Project stage should play a role in planning; design stage should pay attention to the scheme optimization and rationality; bidding stage to introduce the competition mechanism and selection of the most consistent with the characteristics of the construction business; construction stage to strictly control the project schedule, contract management; the final completion stage should strengthen the audit work. Finally, we put forward the relevant organization safeguard measures from technology, economy and human. Finally, we summarize the thesis and put forward the prospect.
