With real estate market gradually matured in our country, the importanceof project cost control in real estate development increasingly, it becomes animportant aspect to improve the profitability of enterprises. At present, theproject cost control ability is very weak for many real estate enterprises,reflecting the traditional extensive in project cost management mode,management system is not perfect, the corresponding managementresponsibility is not clear, the project failed to seize the key points of costcontrol in some important missing link in the final project cost control, costoverruns and often is out of control, serious affect the profits of the enterpriseand development space.Do real estate development project cost control is animportant topic that the real estate business, it should be run through thewhole process in real estate development, involves the multi-disciplinary,multi sectoral, multi link, the comprehensive coordination of comprehensivemanagement and control, must establish a complete cost control organizationstructure and complete security measures in order to ensure cost control,achieved good results.This paper makes research on the TA company of real estatedevelopment project cost control. Firstly, the related theory about cost controlof the project are reviewed, introduced the project cost management, projectcost control concept and control method etc., laid the theoretical foundationfor the full text research.Secondly, according to the actual situation of theproject of TA company, analyze the present situation of cost control of TAcompany project of TA company, and the causes of the problems are analyzedand summarized, including company to pay less attention to cost control;project cost control organization is not suitable; in the project developmentprocess, the lack of implementation of the dynamic management the projectcost, especially the lack of key links influencing the cost to control.Thirdly, inview of the above problems, respectively, from the following two aspects arestudied: on the one hand, from the angle of organization optimization ofproject cost control, project target cost, the responsibility cost, cost and costanalysis of dynamic mechanism as the core, through the establishment ofappropriate strengthening organization form, full cost control consciousness, to establish the cost process management system and the standard mode ofoperation to ensure the project cost control work well. On the otherhand,dynamic cost the implementation of the entire process of project control,through project planning and decision-making stage, project preparation stage,the project completion acceptance and evaluation phase of the cost controlmeasures, project, to achieve the whole process of project cost control,especially to grasp the weak links of cost control. Finally, this papersummarizes the thesis and puts forward the prospect.
