Since the housing system reform of our country was strengthen in 1998,the commodity housing market has been developing at a high speed more than 10 years. In 2013, 70 large and medium-sized cities’ housing market monitoring data shows that the vast majority of cities’ downward trend is obvious. In 2015,our country commodity housing market has gradually and stable operation.The high-speed growth in the "golden age" becomes to be the normal development in the "silver age". At this point, the commodity housing market presents new structural features: overcapacity, inventory backlog serious, lack of rational price growth. Plus markets across the regional characteristics of effects, which leads to the operation situation of the regional residential market has become more complicated.As the pillar industry of national economy, the real estate industry, especially the healthy development of housing industry is of great significance. Through effective control of residential property prices can promote the healthy and stable development of the housing market, but also conducive to regional economic and social development of coordination. Therefore, the study of commodity housing price and its influencing factors is of great importance.Taking taiyuan’s commodity housing as the research object, its price and researches on the influencing factors. Firstly, to the taiyuan city commodity housing market supply, demand and house prices are analyzed, and further qualitative analysis of the macroeconomic factors affecting housing prices. Then, on the basis of the screening of six categories a total of 15 indicators, the grey correlation degree analysis method, constructed the analysis of the affecting factors of taiyuan city commodity housing price model, and has carried on the empirical analysis. Finally, combining with the results of the empirical analysis, stability of taiyuan commodity residential house prices and promoting the development of housing market rationalization proposal is put forward.The research results show that in 15 indicators the urban per capita disposable income of taiyuan city is most significantly, then is residential land prices, urban residents per capita living consumption expenditure, etc. The influence of residential construction area of the impact to the commodity housing price is the minimum. Compared with the factors of housing supply, demand for housing the connection degree of the effect factors and the housing price is higher.
