As an important project to guarantee people's livelihood,indemnificatory housing has attracted wide attention from all sectors of society.In recent years,with the increasing increase of housing price in China,the housing problem has become the primary problem in the life of the majority of middle and low-income groups.Therefore,the government continues to strengthen the implementation of the affordable housing policy,the main purpose is to make the current housing difficult to effectively improve the problem,on the other hand,through the implementation of the policy to achieve the stability of the commercial housing market,to curb the rapid rise in the price of commercial housing purposes.In December 2005,the taiyuan municipal government promulgated the "administrative measures on affordable housing in taiyuan",making affordable housing begin to get the attention of the general residents.In 2009,the government listed the affordable housing policy as one of the five policies to benefit the people,which shows that the affordable housing policy of taiyuan has played a great role.According to statistics,a total of 18.02 billion yuan was invested in the construction of government-subsidized housing for urban residents in taiyuan in 2018,exceeding the original plan by 12.6 percent and exceeding the target for government-subsidized housing.Therefore,the study on the impact of the implementation of the indemnificatory housing policy in taiyuan on the supply and demand of commercial housing market and the price of commercial housing can provide effective Suggestions for improving the development of the indemnificatory housing policy in taiyuan and promoting the smooth operation of the housing market in taiyuan.This paper takes the indemnificatory housing policy of taiyuan city as the main research object and analyzes its influence on the price of commercial housing.Firstly,based on the theory of housing filter,the theory of market equilibrium and the theory of real estate price determination,this paper introduces the current development of affordable housing policy in taiyuan and the investment and development status of commercial housing market in taiyuan.Secondly,commercial housing is classified to qualitatively analyze the influence path of indemnificatory housing policy on the price of ordinary and high-grade commercial housing.Then,the use of taiyuan city affordable housing policy and related indexes of commodity housing data,will affect the housingprices affordable housing policy as a factor,respectively for taiyuan city ordinary commodity housing and high-end goods residential correlation analysis,grey prediction model is established,after analysis of affordable housing policy,the influence factors on the impact of taiyuan city commodity housing price.Research results indicate that:taiyuan city affordable housing policy and ordinary commodity housing,high-grade goods correlation between housing prices,greater influence on ordinary commodity housing demand,to hold the price,for a greater role in the supply of high-grade goods residential,to raise the price,average price of taiyuan city commodity housing of inhibition.Finally,according to the conclusion of this paper,some Suggestions are put forward for the development of taiyuan's affordable housing policy.
