Qingdao Changsheng Garden Phase ⅱ Project Investment Risk Management Research

In recent years, our real estate industry gets rapid development and has become the basic industries supporting the development of national economy. With the economic system transition and a series of promulgation of the macroeconomic policy, the investment risk of real estate in our country presents lower than before and the signal of investment risk becomes obvious,technology risk and policy risk are increasing as well. Only by using simply and practically theoretical method which contains quantitative analysis on the investment risk of the real estate development projects can we provide the theory basis for the management of the project and also guide the risk management-Analysis and guard against the investment risk reasonably are pretty important for the stable development of the real estate market.Our article is based on the theory of risk management and analyzes the investment risk of the real estate development projects. We collect and evaluate the initial information of risk control and then propose the risk management strategy and the supervision which includes five steps, all of these can analyze the investment risk of project of the Qingdao Changsheng Garden phase ii.Firstly, the article shows us the related concepts, features and theoretical basis about risk, investment risk and the management of risk. Then we present the basic information on the project of Qingdao Changsheng Garden phase ii. We also identify risks based on the whole process of the investment risk which contains the decision phase,the early stage of the construction phase, the phase of initial development and construction,the sales and after-sales phases. What’s more, we set up a risk evaluation index system on the project of Qingdao Changsheng Garden phase ii, then we use the fuzzy analytic hierarchy process (AHP/FAHP) to analyze the project, the result presenting the level of the investment risk is general. In the end, we provide the solution of the investment risk about the project and suggest some supervision and improvements on the risk management as well.
