As the national economy and the continued demand for housing in recent years ofrapid growth, China’s real estate industry has shown good momentum of development,the real estate industry has become an important pillar industry in national economicdevelopment in China and plays a pivotal position. However, there is a large real estateinvestment, regional, long cycle, and so much uncertainty, and then there are some risks.Real estate risk management is a more complex management activities. Currently, anauthoritative way in the real estate risk has not been formed in China, risk awareness isstill relatively weak in political and business circles. It has become an important issue,how to correctly carry out a risk assessment and risk aversion theory and businesscircles, so in this article, risk identification, risk assessment and risk response in-depthstudy, not only has a strong theoretical value, but also has great practical significance.These papers are based on project risk management perspective, the theoreticalstudy of international project risk based on the results, the use of normative analysisand empirical analysis, qualitative and quantitative analysis method of combiningmethods. Albany Garden real estate project risk management conducted in-depthanalysis. In this article, the risk in the domestic and international projects theoreticalresults are summarized and reviewed, and precise definition of risk, risk managementand risk management of real estate projects and other key concepts, then the real estaterisk management features, the method summarizes the risk identification, riskassessment to determine the main content, and gives a basis for further research work.The main part of this thesis, a comprehensive risk assessment, and propose practicalmeasures of risk aversion, through theoretical research on the Holiday Inn GardenCourt. First review the project in this part of the garden size, geographical location,traffic conditions and other aspects of comprehensive project planning, landscapeengineering internal and external environment are analyzed, and then the projectinvestment decision-making stage, the early stages of the construction phase and rentals for risk assessment stage, and pointed out at different stages of the project are certainrisks. Overall, however, there is still a good garden project expectations and strengthenpolicy analysis from the policy of combining a variety of ways to prevent landacquisition risk, diversified financing risks and defuse financial risks, strengthenmanagement, cost control risk Sound System construction quality control risks, projectcoordination of interests of stakeholders to reduce risk and other risks, project risks,improve quality control system to coordinate the interests of stakeholders to reduce theduration and other aspects of risk corresponding to each of the proposed project kind ofrisk avoidance measures. This last part of the risk management of real estate projects ina theoretical summary and outlook.
