Research On Urban Construction Land Trend And City Development

With the rapid development of our economy and the speeding-up of urbanization, the use of land resources gets more and more people’s attention. Due to urbanization, the expansion of urban population and the change of industrial structure, urban construction land expansion and the land use structure are changing. As high-level economic development in the east China, the urban construction land problem is particularly worthy of attention.Choosing 12 years data of 96 cities in the east China, panel data, we did some research on the change of land use structure and the urban construction land trend. Based on the expansion scale, expansion speed and expansion intensity, we evaluated the characteristics of land use change. Using hierarchical cluster analysis, multivariate statistical method, according to the different kind of per capita construction land 12-years-data on urban trend, we got the groups with similar changing trend. According to the scale and change tendency of per capita construction land recently, we found out competitive cities which had absolute advantage in each kind of per capita construction land.This paper also studied the relation of urban construction land and city development. The expansion of urban construction land is an important embodiment of city development. In combination with economic theory and correlation analysis, it is concluded that construction land, economic development, urbanization, population and industrial structure interact with each other. Using the slopes as speed, which got from regressions of every index and year for every city, we did factor analysis. The three common factors represent land and economic growth speed, urban commercial level, urbanization and population growth. Finally, we ranked cities by every common factor, giving top5 and last5 cities.The results of study provided a data basis for urban construction land on both structure adjustment and use efficiency.
