With the rapid development of urbanization the land used for construction is fewer and fewer in the central city;overground commercial land is increasingly unbalanced,the use of underground space catch more attention;The development of underground commercial space is growing rapidly,Therefore,It is also more important to study the spatial differentiation and influencing factors of the price and use price of underground commercial space.By taking 42 underground business points as research sample and investigating its price of rights the research is mainly focus on three aspects: the first one is the evaluation of the price of right to use the urban underground commercial space;the second one is spatial distribution of the price of right to use the urban underground commercial space and its influence factors;the third one is factors affecting price space differentiation of urban underground commercial space use right.Based on actual conditions,this paper reckons the underground commercial space in Changsha by nearest neighbor analysis? Euclidean Distance? Kernel density analyse and Kriging interpolation method.At last,stepwise regression analysis and gray correlation degree analysis are used to research the influence factors of it.The results can be obtained as follows.(1)In Changsha,the price of right to use the underground commercial space range from 2413.51 RMB per square meter to 16253.01 RMB per square meter,mean price is7920.53 RMB per square meter.(2)the underground commercial space point and its price of right to use have agglomeration relationship,and the correlation between the price level of each circle and the distance from the municipal commercial center is an inverse function.Density distribution is concentrated.(3)The higher estimated price is distributed in the city center,And the Farther from the city center,the lower the range.In addition,Metro lines also have a more important impact on their distribution,the price range is higher on the sides of the subway line than on the sides far from the subway line.In terms of trends,There is a trend between the north and the south and the east-west direction.(4)After removing the influencing factors,the factors with significant influence are only land grade,population density,distance from the city-level commercial service center,and distance from the subway station,the population density has the greatest impact on the price of right to use the underground commercial space,and the influence of the distance from the subway station is in the middle,the land grade is small,and the distance from the municipal commercial service center is the smallest.
