Research On Rail Transit Oriented Development Strategies Of New Town

Beijing, as a model for the development of China’s big cities, is facing center population expansion, traffic congestion, environmental degradation and other various urban development problems. Based on such a predicament, Beijing proposed the "New Town" strategy in 2004, intended to form Beijing polycentric spatial structure, and formed attract center city population and industry "anti-magnetic force" in the urban periphery, promoting coordinated regional development. And to establish fast and convenient passageway between the new town and center is very important to the development of new town and regional integration, Rail transit as a large volume, fast, environmental and energy-efficient traffic mode is the first choice to link the new town and center, new town can obtain necessary development conditions from rapid flow of all kinds of resources and production factors in rail transit guide new town development process, and the population and industry traffic dispersal along the rail transit will help new town to achieve population agglomeration and industrial space layout optimization, new town will develop depend on continuous function growth. After perennial construction and development of rail transit, Beijing rail transit network has a certain scale, some new town also achieve its own development rely on the guiding role of rail transport. But many problems began to emerge, how to realize coordinated development of new town and rail transit, give full play to the rail transit guiding role to new town development, achieve promote each other, common progress, making Beijing new towns develop toward the positive direction under the guidance of rail transit.This paper is problem-oriented, on the basis of the basic theory and literature review, clear the rail transit necessity to new town development, then analysis successful key factors of the foreign practice that rail transit guided the new town development, next compare key factors with the practice that Beijing rail transit guided new town development to draw its inadequacies in the key factors, and select Tongzhou new town evaluate the effect of the rail traffic guide the new town development to do a glimpse of the state of the other new towns, eventually put forward the corresponding development strategies.
