Commercial real estate research has accelerated the pace, shops rent research is always the focus of the shops, in the face of the fierce market competition, shops rent prices even as tight trade secrets are protected, so shops rent analysis also limited by data limitations, currently in the shops rent price statistics institutions that can be used is a hedonic price model. On the other hand, this paper based on the matter element analysis method of rental shops studied the evaluation and of the actual case of rental shops were evaluated to provide a beneficial owners norms formulated the scientific basis of rental shops, rental shops in the formulation of a more equitable. In the actual operation of the shop is very practical. Through this study, it is very important to provide reference for other shops to evaluate.In this paper, the method of matter element analysis can be used to visualize the abstract things, which can be regarded as matter element, the characteristic of things and the standard value of things. Matter element method in recent years has been widely used, can quantitatively assess the results, and the number of the selected factors and factors can not restricted, can reflect the comprehensive level of rental shops. Matter element analysis method has obvious effect on the decision making problem and the evaluation problem, which can improve the economic benefit of the enterprise. It is believed that the shop rent evaluation based on matter element analysis method is not only a great breakthrough in the research, but also provides a reference for other scholars’ research.
