In recent years,China's real estate industry develops rapidly along with the rapid development of economy,which leads to the rapid rise and high price of commercial housing and the realization of "housing" especially the livelihood issue of "housing" for low-and middle-income families has already become one of the inevitable important issues in China's economic development.So the national rise by expanding the scale of affordable housing for low-income families to provide more housing to solve the housing difficulties,but through this way will inevitably impact on commercial housing market,the supply of land level will have positive impact on the private market,commercial housing demand level will have negative impact on the market,even for commercial housing prices have certain influence.Some domestic scholars have used panel data to analyze the impact of the construction scale of affordable housing on the price of commercial housing,but they have drawn two completely different conclusions.Because the real estate industry is obviously regional,and the structure system and construction scale of affordable housing in different cities are quite different,this paper takes Beijing as an example to study the impact of the construction scale of affordable housing on the price of commercial housing.Firstly,this paper analyzes the two housing markets of affordable housing and commercial housing in Beijing.Based on the actual structure system and development status of affordable housing in Beijing,this paper analyzes the influence mechanism of the construction scale of affordable housing on the price of commercial housing,and discusses the supply and demand respectively.Secondly,on the basis of influence mechanism analysis,research variable indexes are selected to study the influence degree of construction scale of affordable housing in Beijing on the price of commercial housing based on VAR model.Vector autoregression model is used to determine the influence degree of construction scale of affordable housing in Beijing on the price of commercial housing in different time periods.Finally,the grey prediction index is selected by calculating the grey correlation degree between the construction scale of affordable housing and the market price of commercial housing,and the influence relationship and degree of affordable housing construction on the price of commercial housing in Beijing are further determined,and the market price of commercial housing in Beijing in the next few years is predicted.The results show that increasing the construction scale of affordable housing can simultaneously promote and restrain the price rise of commercial housing from the two directions of supply and demand,but the restraining effect is more significant.At the same time,the study found that there was a strong correlation between the construction scale of affordable housing and the price of commercial housing.The increase of the construction scale of affordable housing had a certain inhibitory effect on the price rise of commercial housing,but it was not the decisive factor.Therefore,a reasonable range should be set for the construction scale and speed of affordable housing to steadily expand the coverage area of affordable housing.And strengthen the security distribution system,exit mechanism and integrity system management,to ensure fair and just housing.At the same time,we will expand financing channels for the construction of affordable housing to further ensure the steady and orderly development of the affordable housing market and the commercial housing market.
