Research On Space And Facility Management On BIM

Operation and maintenance building costs are much higher than in stage of design and building cost,and building maintenance phase and occupy about building lifecycle 90% of the time,highlights the importance.Facility management is an important theory and method of the whole life cycle operation and maintenance management,including space management,energy management,process management and facility management.The facilities management in our country starts late,the theory and technology development is not mature,causes it to face many kinds of problems.The emergence of BIM has injected a strong force to promote the development of information technology in the construction industry.Since the BIM was born in 70’s of last century,it has caused great changes in the construction industry of developed countries in Europe and America,and improved the efficiency and quality of construction in the design and construction stage.BIM brings the construction of the information revolution,for facilities management in the construction of the whole life cycle operation and maintenance management to provide a new opportunity.Starting from the perspective of the construction of the entire life cycle,focusing on BIM mo del in building facilities management application,by constructing and integrated BIM model,This paper research the architecture space and facilities information,explore space and facility management solutions.Mainly from the following three aspects:(1)Management levelFrom the management point of view of building space and facilities management requirements,this paper analysis of its integration requirements,give solutions through the analysis of the needs of object-oriented methods.(2)Application levelFrom the application level,this paper to consider the feasibility of space and facilities management needs,combined with the actual situation of the project,to explore ways to solve the problem.(3)Technical levelFrom the technical level,this paper researches the advantages and technical routes of BIM model in the integration and management of building space and facilities equipment are studied.First of all,this paper use the methods of documentary initially established BIM model space and facilities management application framework based on,combined with continued improvement was made in the actual project application,from the perspective of architectural space and facilities,for the application of BIM model in facilities management to find solutions.Finally,the paper value analysis and appraisal according to the VDM value driven theory.
