As the main category of public buildings,office buildings have a huge volume.With the rapid development of economy and the continuous progress of society,the rapid pace of modern urban life and the increase of pressure,office buildings have become the type of buildings where people stay for the longest time.The diversity of space forms and user needs,as well as the concept of office building space and the understanding of space function have undergone a huge change.In particular,the spatial management orientation of public institution or office building is affected by economic benefits and many evaluation indexes because it is different from other profit-making building types.In addition,with the gradual improvement of people’s working and living standards,a higher demand has been put forward for the comfort of the space environment.Facility Management(FM)is a comprehensive discipline originated in the United States.It aims to improve the validity of buildings by integrating people,space,process and technology to advocate the concept of people-oriented.At present,the understanding of office buildings’ facility space operation and maintenance management is still very limited.Most of the space management concepts and methods are relatively traditional and extensive.Its management functions mainly focus on daily maintenance and management,and less covers the broad sense of facility management such as energy,space and environment.Such traditional operation and maintenance management is unable to adapt to the development of office building operation and maintenance management,so it is urgent to reform.Firstly,this paper adopts literature research method and case analysis method to analyze the development path of facility management and the development status of space management.By expatiating the connotation and characteristics of FM,equipment/facility management,space and space management,it further clarifies the three levels of facility space management: equipment and facilities,structural space and space environment.By analyzing the characteristics and existing problems of office buildings,it is shown that the level of facility management is low,the necessity and feasibility of FM concept and fine management are put forward,and the management potential of office buildings in operation and maintenance management is also analyzed.Secondly,using the method of simulation analysis and actual test,the actual measurement of noise value of three typical rooms in an office building of a university in Kunming and the construction site was carried out.By using the lighting simulation software Dali and the acoustic environment simulation software SEDU,the indoor lighting and acoustic environment of the office building were simulated and calculated.Then analyze the current situation of the acousto-optic environment characteristics of the office building,and get the following conclusions:(1)Taking three office Spaces M28,G17 and P&G29 of a university office building in Kunming as the research object,the actual test and analysis results show that the light environment features of closing curtains and opening artificial lighting during the daytime and opening lighting during a long day are presented in the rooms with three orientations.And the illuminance uniformity of 3 rooms is lower as a whole.(2)The results of simulation calculation and analysis showed that: a total of 224 rooms including functional rooms and corridors were simulated and analyzed for the distribution of daylighting coefficient,53 rooms did not meet the standard requirements,38 rooms had the problem of excessive lighting,and the daylighting rate of the office building was 33.33%.Laboratory,office,archives,conference room and dedicated classroom are the rooms that fail to meet the standard of dynamic average lighting hours,which is 3.9h/d.(3)The daylighting characteristics of rooms with different orientations and floors are that the average daylighting coefficient of rooms facing northwest does not meet the requirements of daylighting standards;the overall daylighting effect of 1F is worse than that of other floors;the average daylighting coefficient of 4F is the highest and the overall daylighting is better.(4)The acoustic environment of the construction site basically meets the requirements,but some areas exceed the limit.The sound pressure level at 1.5 meters of the site ranges from 50 d B to 65 d B during the day and from 42.4 d B to 55 d B at night.Among them,the southeast,southwest and northwest are affected by traffic noise sources and human activities to varying degrees.Finally,in view of the problems existing in the space environment management of office buildings,the management concept,management system,space layout and space environment regulation and control suggestions are put forward respectively for the three levels of equipment and facilities,structural space and space environment.This paper studies the space management of office buildings based on FM,aiming to solve the existing problems of space management,extend the perspective of "space environment management",and explore the management potential of space management of facilities,so as to further improve the level of space operation and maintenance management.
