The construction industry is the pillar industry of national economy in China,however,from the point of industry development stage in China's construction industry,it still stays in the labor intensive industry stage.Single construction enterprise competition level leads to excessive competition in construction market and even malignant competition situation.Also,construction enterprise's efficiency is low,even struggle for development.Especially the wide application of modern science and technology and the size of the project is increasingly complicated and large,and high-tech and high value-added production methods have also been incorporated in the construction process of modern project.The traditional organization form,operation mode cannot meet the requirement of modern development.Construction enterprise project management pattern must seek for the appropriate fundamental change to get sustainable development.The based on the theory and method of large scale construction project construction contract management,to Chongqing Kuixing construction project as the research object,to construction general contracting unit of the project management as the research viewpoint,combined with Kuixing building construction project,through investigation and expert interviews and other methods of Kuixing construction general contracting management present situation,summarizes the problems of Kuixing construction general contract management,and combined with project management theory,this paper puts forward the improvement countermeasure of Kuixing construction general contracting management.Through the optimization of the network schedule,promote the PDCA circulation in the quality,cost analysis management method.Analyzed advantages and disadvantages of the construction general contract management,project time limit for a project to reduce the rate of 8.9%,and the cost reduced rate is 8.1%,the realization of economic benefit and social benefit.Research shows that: Firstly,general contracting mode is better than other models;secondly,schedule control is the key,network optimization for schedule control of effective measures;thirdly,quality is fundamental guarantee,implement PDCA cycle can continue to improve management,improve the level;finally,costcontrol is the logical to achieve project goals.Through the study on Kuixing construction general contracting management,sum up experience and lessons,can have a clear understanding of the Kuixing construction general contract management status and existing problems,for other types of large building engineering construction project management improvement also has good reference value,which has important theoretical and practical significance.
