With the continuous development of China's reform and opening up and the acceleration of the urbanization process,environmental and resource issues have become urgent issues that need to be resolved,and sustainable development has become the current trend of development.In the field of construction,green buildings,as environmentally friendly,healthy and sustainable new buildings,are in line with the current development trend.However,compared with traditional buildings,the cost of green buildings is higher,which hinders its development to a certain extent.Therefore,in order to clarify the relationship between the incremental costs and benefits of green buildings,detailed accounting must be performed.Therefore,by establishing a comprehensive evaluation index system for green buildings,the paper comprehensively evaluates the case and demonstrates the economic and technical superiority of green buildings,which is of great significance to the development and research of green buildings in China.The thesis first analyzes the current development status of the construction industry in China and the necessity of developing green buildings.It analyzes the current status of research on green buildings at home and abroad,and then analyzes the life cycle theory and the incremental costs and benefits of green buildings based on the life cycle.Theories are explained;the incremental costs,direct and indirect benefits of the project before,during,and after the project are defined and calculated,and a model of the incremental life and cost of the green building is constructed;In order to evaluate the green degree of green building,this paper analyzes and establishes the green degree evaluation index structure system of green building life cycle from 8 aspects of land saving,energy saving,water saving,material saving,outdoor environment,construction management,operation management and economy,and classifies the indexes,and establishes the gray clustering green degree evaluation model of green building based on the triangle whitening weight function.Among them,the analytic hierarchy process determines the index weights,and the green degree is obtained based on the gray cluster analysis and evaluation.Finally,taking the residential building project of Phase VIII of the Golden Valley Garden in Guangzhou as an example,the incremental costs and benefits of its entire life cycle were measured,and it was concluded that the green building project was economically feasible,and a gray cluster evaluation model was used.A comprehensive evaluation of the greenness of the project was conducted.Through the research in this paper,the comprehensive evaluation index system of green buildings is improved,which provides some reference basis for the subsequent calculation of incremental costs and benefits of green buildings,and also provides a certain method basis for judging the green level of green buildings in the later stage.Provide thoughts for follow-up research.
