Research On Incremental Cost And Incremental Benefit Of Greenbuilding Based On Life Cycle Theory

With the continuous change of global economic structure,environmental and resource problems have increasingly become the constraints of economic development,and sustainable development has become the direction of national efforts.As a new building industry,green building plays a certain role in promoting the sustainable development goals.In recent years,although the development of green building is rapid,the research mainly focuses on green technology and green building evaluation system,but the incremental cost-benefit is relatively less involved.Especially in China,compared with other countries,green building started late,and the social understanding of green building is still limited.Most of them only focus on the early stage of high cost,but ignore the long-term benefits brought by the later stage of traditional building.Therefore,the biggest obstacle to promote the development of green building is the issue of incremental cost-effectiveness.In this paper,in strict accordance with the logical order of green building cost-benefit research,based on the research vein of "put forward the problem?analyze the problem?solve the problem",the whole chapters take the relationship of progressive layers to study.First of all,based on the research on the theory of green building life cycle,this paper divides the whole life cycle into decision-making stage,design stage,preparation stage,construction stage,operation stage,recovery and demolition stage,and analyzes the incremental cost and benefit of green building from the above six stages,and then constructs the incremental cost and benefit based on the life cycle theory Based on a case study of a green building in Shanghai,this paper makes an empirical analysis of the calculation model of quantity cost and incremental benefit,and demonstrates the calculation results of the present value of incremental cost benefit and the comprehensive benefit value of the model.The research shows that,compared with traditional buildings,although the incremental cost of green building project in the early stage of construction exceeds the incremental benefit,considering the whole life cycle,the incremental benefit in the operation stage is significantly more than the incremental cost,so it has better economy in the whole life cycle.The research results of this paper provide a new perspective for the cost-benefit research of green building,in order to change the misunderstanding that "green building is high cost",which is conducive to the promotion and development of green building in China.
