Recent years,China with the largest population in the world gets a rapid development of national economy and the living standard of people improves gradually.The pursuit of infrastructure construction and real estate project is more urgent than other countries and regions.The real estate projects have been the most important part of our national economy.In the last few years,macro-control policies of country are coming one after another and the market competition of the real estate is sharpening.Under this circumstance,to maximize the profit of the project,construction industries must take the effective control and management of construction costs.To realize the better control of engineering cost,it is necessary to conduct the whole process,whole staff,total factor control through the project preparation stage,decision stage,design stage,construction stage to,so as to achieve the effect of meticulous management,control in place and the maximum profit.This paper simply introduces the background and goal of cost control in construction enterprise,as well as current state of research at home and abroad.Introducing the relevant theory and concepts of the cost,cost control,as well as the total factor,whole staff,principle of the whole process in real estate project cost control.And on this basis paper takes the Anqiang construction company for example,analyzing the current situation and problem before it has not introduced the way of cost control,such as only focus on intermediate and explicit cost control and neglect the problem of cost control of the whole staff during the project,elaborating several important factors that cause it cost out of control: lack of the whole process cost control system and the consciousness of the whole staff cost control,and the factor that influence the cost is not obvious.For this reason,paper introduces the way of the whole process,whole staff and total factor control.After it is implemented,the cost of materials,mechanical equipment,labor,organization,planning and construction is greatly reduced.Paper also compares the effect before and after Anqiang construction company introducing the cost control way of thewhole process,whole staff and total factor,analyzing the reason of cost savings and making recommendations for the cost control in the project of real estate to provide the underpinnings for the others.
