Long-term high-speed urbanization process derived from the land,transportation,population,environment and other issues.Compared with the urban expansion and land finance as the dominant driving force,the development and implementation of urban planning and management methods are lagging behind,leading to the gradual growth of urban relational land value theory to the urban periphery,forming a multi-meaning urban hollow.These urban hollows tend to have more complex urban problems,which is located in the city center of the old city is the most prominent,but also the current advocacy of stock planning in the context of urban renewal theory focused on solving the problem.Urban renewal is a more flexible and concrete process,in the top-down dominant level,the methods that can be used to follow.For the policy and the failure of the market mechanism,you need to develop a reasonable development timing,optimize the traffic structure and space form,improve the quality of life of the old city,the release of regional potential to meet the top-down update can withstand the standard,to improve the transformation Based on the purpose of saving the cost of transformation.Commercial region was born in the background of modern port business,independent of the old city of Jinan built another,carrying Jinan rich urban development memory,and now left in the area of old buildings together show the modern history of Jinan culture,the relevant departments The region has developed a relatively strict development and protection policies.Limited by the construction costs and complex development conditions,commercial port area has not been a large-scale development,become the traditional sense of the old city.The government tried to use the market and enterprises to carry out high-intensity transformation in some areas of the commercial port area,and promote the overall situation of the region to get rid of the backward situation,but the old commercial port project as the representative of the high-end industrial development did not play the desired role,commercial port transformation bias positioning urgent need to correct.In this paper,through the theory of urban renewal,combined with the actual conditions of commercial port area,to determine the commercial port area is in the dominant type of urban transformation in the area of the main body of the vacancy in the early stage of transformation,regional development still need to update the infrastructure and urban space micro-transformation Start,step by step.In order to ensure the accuracy and feasibility of the spatial transformation strategy in the commercial port area,this paper draws the axis of the road network in the urban area of Midwest of Jinan City,and uses the syntactic software to establish the axis and line segment model.The data of multiple research levels are extracted,and the spatial analysis of commercial space is carried out by means of space syntax theory.In this paper,the spatial characteristics of the commercial port area are analyzed in detail,and the spatial features are refined into the hardware facilities,the spatial classification of the blocks,the development of the construction industry and so on.The syntactic variables of the road summarize the internal relationship between the spatial development trend of the commercial port area and the change of the data from the range of several studies.In the case of verifying the applicability of spatial syntactic theory in the spatial layout of commercial port,the corresponding conclusion has a high persuasive research object.Then the syntactic variables of the specific roads and the corresponding spatial features are analyzed at the micro level,and the spatial layout advantages and development potentials of the commercial ports are explored to determine the optimization direction of the spatial layout.Finally,from the successful urban renewal case,the screening strategy is applied to the retrofit stage and the present situation of the commercial port area,and the spatial layout optimization strategy is formulated according to the actual carrying capacity of the road and the neighborhood.
