Real estate of our country after years of sustained development, showing a good development momentum, has become the pillar industry of national economy. Because the real estate market has great development space and market opportunities, in order to get high profits, many companies have to put money into the real estate market. At the same time, the real estate market has a long investment cycle, high investment and complex factors, faces many risks in the investment process. By the application of project investment risk management theory and method, the risk analysis of project research, provide theory support for the real estate project investment decision. Help real estate investors, make a reservation on the project, reduce the investment risk.This paper is divided into six parts:the first part expounds the theory and methods of real estate project risk management. The second part mainly introduces the basic situation of Shanghai Bund Real Estate Project, and investment estimation, fund raising and profitability are analyzed. The third part, using three dimensional risk identification model, analysis Shanghai Bund Real Estate Project investment risk factors, and uses the method of expert advice on the selection of indicators of risk, and constructs the Shanghai Bund Real Estate Project investment risk evaluation index system. The fourth part, according to project risk evaluation index system of risk factors, the fuzzy comprehensive evaluation method to evaluate two level 20 risk factors, get the project overall size of the investment risk and the risk factors of importance weights and sorting, and analyze the reasons of right of significant risk. The fifth part mainly aimed at the evaluation of the main risk factors, put forward the concrete measures. The sixth part is the full text is summarized and future research direction is put forward.Based on the research of the Shanghai Bund Real Estate Project investment risk, the main research conclusions:through the analysis and study finally concluded that the main risk factors of the project are the financing risk, cost risk, project quality, accidents, and time limit delay; And proposes the corresponding risk management and monitoring measures to deal with risks. The study of this paper perfects the current real estate investment project risk evaluation system. And it provides some references for decision makers. Help to improve the real estate investment, reduce or avoid unnecessary loss.Innovation of this paper lies in:on the basis of building the comprehensive evaluation index system of the project, uses the fuzzy comprehensive evaluation method to evaluate qualitatively and quantitatively risk factors of Shanghai Bund Real Estate Project, and effectively reduces the uncertainty factors in the evaluation of the risks, and improve the real estate project investment evaluation method and risk management system. And the data is truthful and accurate in the process of the whole research. The measures suggested in this paper are feasible. Satisfactory results have been achieved in practice.
