Study On The Design Strategy Of Dwelling Unit Of Small Sized Unit Type Housing In Hangzhou

Since entering the new century,the real estate market especially housing development had entered into the high-speed development period.In first and second-tier cities,due to the macro policy guidance,the change of family structure,the higher cost of housing and other factors,needs and expectations of housing are increasing,and finished houses with decoration are springing up.All these factors gradually making the design stragety become a common concern of housing unit type design and research.In this paper,Hangzhou's small sized unit type housing which construction area is between 80 to 90 square meters is the research object.First of all,the design strategy of dwelling unit of small sized unit type is reviewed and analyzed from the domestic policy and related theory and practice,to the relevant foreign research status and other aspects.Through the cross analysis of questionnaire survey feedback information,the paper initially summarized the focus of living requirements of small sized unit type housing in Hangzhou City,such as insufficient storage space,insufficient bedroom and insufficient bathroom,and so forth;through the investigation further field collection and record in recent years,the typical small sized unit type housing living experience,and from the storage space,bathroom,bedroom,activity zoning,circulation space,and kitchen space of the dwelling unit design elements of the research analyzes the unit type.On this basis,the paper put forward the design strategies of dwelling unit of small sized unit type housing in Hangzhou City in accordance with "requirements analysis – design points-case applications",which are analysed and summarized from different dimentions,including entrance space,bathroom space,bedroom space,dining room and living room and activity zoning,housework space,area expansion and construction ratio,and spatial variability.It is hoped that the research results will provide some reference for the dwelling unit design of small sized unit type housing in Hangzhou in the future.
