| Tangshan earthquake had a affect on tianjin city in July 28,1976.magnitude-7.8 earthquake not only destroyed Tangshan city,but also damaged 62.4% of the houses in Tianjin,14%of which was completely destroyed,the rest had also been damaged in different degree.Experienced the devastating earthquake disaster,the Tianjin municipal authorites received the post-disaster reconstruction assistance from the central committee,since then,a large-scale residential construction began.According to the Tianjin statistical yearbook,at the beginning of reforming and opening in 1978,earch person owns only 3.6 square meters liveing space in Tianjin,from 1989 to 1999,the government spend 32.51 billion on housing construction and about 25,564 million square meters of residential houses were constructed,so the average per capita living space from3.6square meters in 1978 up to 8.1 square meters in 1999.During this period,the residential construction work is to meed people’s demand of house.over-emphasis on the construction number and construction speed,the constraints of economic conditions,as well as the construction cost standards made by State Construction Conmmittees led to this group of residential construction’s durability is not strong enough.Nowadays,with the continuous improvement of the quality of life and the enhancement of environmental protection consciousness,the understanding of the concept of human settlements has risen to a new level.In the aspect to the renewal of the old residential area,we should not only be satisfied with the material restoration of the built environment,but should focus on organic restoration of the old residential areas from the perspective of sustainable development.In the aspect of basic research,the author did a detailed study in the criteria of sustainable communities in foreign countries and handbook of ecological community assessment in China.Taking consider of the actual situation of the old community,the author makes the new criteria of sustainable communities for the renewable old residential area.And the author give the weight coefficient to each index through the analytic hierarchy process.on the basis,the author conduct investigation on the index larger weight coefficient.In the aspect of object selection,the author sorts out the history of Tianjin residential area,the distribution characteristic of old residential area in Tianjin central urban area,the mixing degree of old residential area and the characteristics of different type of old residengtial areas.And then,the author Identifies the typical study plots.The author makes a data collection and quantitative analysis of the typical research plots from the side of the four systems(building system,greening system,traffic system,supporting system)which constitute the old residential area,so as to find out the main problems of the old residential area.In the aspect of updating strategies selection,acoording to the four constituent systems of the old residential area,the author puts forward the corresponding sustainable development principles and objectives for the problems of different systems.On this basis,to develop a reasonable sustainable update strategy for the renovation of the old residential areas in Tianjin,and provide a reference for the renovation of old residential areas. |
