Study On The Development Of Houses For The Elderly People In AnHui Province

The aging of social population has great influences on life of human beings from all aspects and is one of the serious problems faced by every nation today.As a developing country,China's economy is underdeveloped and the food and clothing problems have not been resolved in some areas.Under such kind of circumstance,China enters,in advance,an aging society and her relatively weak economy cannot cope with the aging of population-lagging policies,unsound laws and regulations and poor supporting services.China's government and companies have recognized problems brought about by the aging population as well as the importance and necessity of developing the elderly housing industry on which they have reached a basic consensus.For the elderly,their basic needs of clothing,food,shelter and means of travelling need to be satisfied among which the shelter problem is hard to solve.The development and construction of houses for the elderly can not only solve the living problem of the elderly and empty nesters but can promote the development of the whole industry of the elderly.It can rationalize the integrated layout of a city and its industrial structures and promote the harmonious development of the society.At present,the industry of houses for the aged is still in its initial stage and with the chaotic market,unformed overall development and industry chains,unestablished relevant industrial standards and unsound market supervision and management systems,most elderly housing projects are only simple concepts and are far from actual functions of aging care.The article takes houses for the aged in An'hui province as its research objects,adopts the cross-disciplinary research,method of comparative study and bibliography and considers the housing problem of the aged to analyze and research housing needs of the aged and analyze development conditions and problems of houses for the aged in Anhui province to seek the nation-oriented development of housing for the aged in cities.Main contents of the research are as follows:Firstly,the article simply states development conditions of housing for the aged in America,Europe,Japan and Singapore,takes the Sun City in America as an example to display current situations of aged communities in America and summarizes development experience of all nations on its basis.Because endowment concepts are different in eastern and western countries,in countries like America and Europe,the elderly mainly live independently.So they accelerate to establish the aged communities and highlight their branding.While the Confucianism is the main concept in Eastern countries like Japan and Singapore.They attache great importance to the family supporting and develop ordinary residence livable for the elderly.Secondly,the article takes the Sun City Elderly Community in Beijing and Holiday Apartment for the Elderly as examples to introduce development situations of houses for the elderly in the first and second tier cities in Hong Kong and houses for the elderly of different modes developed by real estate development enterprises on the basis of learning from foreign countries.It also starts from current situations of houses for the elderly in Anhui province to analyze problems of the houses which are lacking policy supports from the government,imperfect supporting facilities of houses for the elderly and differences among houses for the elderly in every region;Through researching and analyzing development situations of houses for the elderly both at home and abroad and targeting main problems existing in the development of houses for the elderly in Anhui province,the article proposes suggestions to promote the development of houses for the elderly in Anhui province-firstly,locating different modes of houses for the elderly because needs for the houses are different for people with different ages,income levels and family conditions and secondly,the government,enterprises and social organizations joint efforts to strengthen the construction and development of houses for the elderly by providing policy supports,cultivating professionals and infusing ethical and moral rules of supporting the elderly with the government as the guide,enterprises as main bodies and social organizations as the coordination.At present,the industry of houses for the elderly in Anhui province is still in its initial starting stage and its integrated development and industry chains have not yet been formed.In the future development and construction of houses for the elderly,the government and enterprises need to cooperate with each other where the government gives all-round policy supports for the industry of houses for the elderly and enterprises should actively learn from developed countries experience of constructing and managing houses for the elderly and improve their own management levels to satisfy endowment needs of the elderly and develop elderly residential projects that are suitable for Anhui province and with regional characteristics.
