Comprehensive Evaluation Of Service Quality Of Long Rental Apartments In Chengdu Based On Improved SERVQUAL

With the national "Rental and sale of real estate" policy vigorously promoted and the scale of the floating population has been at a high level,China's housing rental market has entered a period of rapid development,the scale has expanded year by year,which also promoted the rapid development of the long rental apartments.But now the long rental apartments are still in the early stages of development,the mainstream apartment operators are constantly trying to move forward,so that presents many problems,including the quality of service problems are highlighted,such as apartment facilities quality and rent mismatches,value-added services are not in place and so on.However,few scholars in academia have carried out targeted research in this area,but the author believes that it is of great significance and value to study the service quality evaluation of the long rental apartments.Based on the SERVQUAL evaluation model,combining with the characteristics of long rental apartment service,this paper uses literature research,in-depth interviews,statistical analysis and other qualitative and quantitative methods to build an evaluation index system for the service quality of long rental apartments.The system includes regional,safety,convenience,comfort,tangibility,reliability,responsiveness,assurance and empathy in 9 dimensions and 34 indicators,and finally verified the reliability and validity of the index system proposed is reliable and effective,and has universal applicability in the long term apartment service industry.In this paper,fuzzy analytic hierarchy process(FAHP)is used to quantitatively analyze the weight of index system,and then fuzzy comprehensive analysis method is used for comprehensive evaluation.The mayor of Chengdu finally rented the apartment to investigate the quality of service as an example,introduces the application of the principle and method of the evaluation system,and comprehensive evaluation,the mayor of Chengdu apartment tenants is not satisfied with the quality of service in the tolerance range of conclusion,it shows that some problems existing in the service,and put forward some suggestions for improvement.
