Since the end of the 20 th century the housing reform,China's real estate industry rapid development,has become pillar industry for promoting China's GDP growth,and quickly drive the development of the country's GDP,but a large number of real estate development and the increasingly high prices are also brings to the state and society a series of housing,housing you,can't afford to buy room,the current state of the real estate market in downlink,to improve the housing demand contradiction,the central policy level from the top design,a hire purchase simultaneously,room for not fry,such as policy,along with policies to guide and market driven by economic interests,more and more long development main body into rent apartments in the operation of project construction.However,as a new business area developed by the real estate industry,the long-rent apartment project started late and faced many complex risks,which made the investment subjects such as developers face severe challenges.On the basis of reading,analyzing and sorting out references and reports at home and abroad,this paper studies the risk management of long-term rental apartment project.Firstly,the development status,risks and life-cycle risk management of foreign ministers' rented apartments in China were summarized,and the research path of this paper was determined.Secondly,theoretical knowledge related to life cycle risk management and long rent apartments is elaborated in order to provide strong theoretical support for the following.Thirdly,this paper establishes risk identification and risk evaluation models for the development and operation stages of the long-term rental apartment project from the perspective of the developer.In terms of risk identification,sixteen long rent apartment project in China broke in,on the basis of case analysis,combined with the WBS-RBS method,are analyzed from two aspects of transverse and longitudinal rent the apartment project risk,and then use DEMATEL method to screen out rent the apartment key risk factors,the total project life cycle and establish the risk evaluation index system finally.In the aspect of risk evaluation,the weight of each evaluation index is determined by the combination weighting method based on the least square method,and the risk index is evaluated by the multi-stage extension comprehensive evaluation model.Finally in Qingdao longhu crown project as an example,the combination of Qingdao market environment and combine the actual development situation,longhu,using expert investigation method,on-the-spot investigation method,combining qualitative analysis with quantitative analysis method for relevant information and data collection,development stage and operation stage identified 8 first-level indicators of risk,28 secondary risk index,is established in Qingdao longhu crown combine project risk evaluation index system,using the method mentioned above on the project risk evaluation,get Qingdao longhu combine whole project belongs tomedium risk,in addition to the risk aversion measures,The corresponding risk response measures should be taken from the development stage and the operation stage.
