With the change of national policy orientation and housing market environment,the long-Rent apartment industry has sprung up like bamboo shoots after a spring rain.As a new form of business,using young people as the main passenger group and adopting specific operation mode can not only solve the housing problem of the current "sandwich layer" youth,but also activate the whole surrounding environment as a living carrier.It is an effective strategy for functional transformation and upgrading of the existing buildings.However,due to its short appearance time,China has not yet established relevant market supervision mechanism and industry standards,and lacks systematic theoretical and practical research on the renovation design of long-Rent apartments.Therefore,in actual renovation design,problems such as high cost,unreasonable design and difficulty in meeting the living needs of young tenants often arise.The development of the industry is still in the exploratory stage.Based on the above background,this paper takes the renovated long-rent apartment as the research object.Firstly,it studies the living needs of its main guest group,the youth group,to understand the living status,living habits and behavioral needs.Secondly,through sorting out and summarizing the cases of different types of stock building renovation,different design methods and rebuilding advantages and disadvantages are analyzed.On this basis,the long-rent apartment renovation project is investigated on the spot,and the existing residential problems and the shortcomings of the renovation methods are analyzed in depth.Combining with the real problems and the design methods of related cases,it is systematically put forward the pre-planning,transformation strategies and design methods of long-rent apartment renovation project from the perspective of the whole project development cycle,and makes the applicability analysis of different types of stock building renovation according to the transformation strategies and methods.I hope it will provide reference for the relevant practice and research of long-rent apartment renovation of stock building.Specifically from the following aspects:Firstly,this paper makes an analysis and summary of the related theories and developments of long-rent apartments at home and abroad.On this basis,it discusses the classification characteristics,operation mode and development prospects of long-rent apartments in China,and puts forward relevant research methods and research frameworks.Secondly,using the method of combining theory with practice,on the basis of the study of the related theory of housing demand,using the way of network investigation and field questionnaire,this paper studies the living status,living habits and behavioral needs ofcontemporary youth groups,and summarizes the pain points of the demand for long-Rent apartments of youth groups.Then,through literature research and network search,this paper summarizes the cases of different types of stock building renovation,and analyses their differentiated design methods from five aspects: spatial structure layout,indoor space renovation,traffic space renovation,public space renovation and elevation renovation.Combined with the spatial characteristics of renovation ontology building types,the advantages and disadvantages of different types of buildings transformed into long-Rent apartments are summarized.On this basis,through on-the-spot investigation and tenant satisfaction survey of three types of long-rent apartment projects with different renovation ontologies,the design method mentioned above is backstepped and verified,and the inadequacies of renovation methods and existing residential problems are deeply analyzed.Finally,according to the living needs of young people,the design method of case renovation and the problems existing in the actual project,the design guideline of a complete project cycle is formed by analyzing the three aspects of pre-planning,overall renovation strategy and specific space design method according to the time sequence of project development.
