The Research On Engineering Cost Refined Management Of DF Real Estate's Project Implementation Phase

At present,China's real estate industry has entered the era of meager profit.In order to survive,real estate companys must pursue benefits from the management.Engineering cost management is an important factor in the management of real estate enterprises.It is of great significance to study engineering cost refined management to improve the competitiveness of enterprises.This thesis studies the engineering cost of the DF real estate enterprise.The main work is as follows :1.Through literature research,case analysis,expert interviews and other methods,the company has some problems in the project implementation phase.It includes the design management,cost management responsibilities and awareness,engineering change management,dynamic cost management.It is defined that the key of the cost refined management is process optimization.2.Aiming at the problems of DF company's project cost management,this thesis optimizes the process of design,design change,target cost dynamic management.It provides some effective methods for the cost refined management in different stages.3.Take No.3 area construction project as an example.The method of the refined cost management is used on it and it has achieved better results.The phenomenon of over target cost was effectively controlled.It reduced the engineer changes of the project,reduced the engineering cost of the project,and increased profits.In this thesis,the method of refined cost management provides a new idea for the cost control of the real estate enterprise.It can be used for reference for the similar enterprise engineering cost management.
