| The industry of real estate market,as the pillar industry.is the main economic source of China’s national economic development.Its rapid development has also brought great economic growth to our country,however.when its growth rate exceeds the normal needs of the society,the government has adopted relevant policies,such as land policy,tax policy,house purchase policy and other policies,the real estate market has changed the previous prosperity and started to develop steadily.The enterprise survived under the circumstance of tremendous market change also faced with enormous pressure of competition.The fundamental reason is lack of cost control during the process of real estate project development,which makes the project revenue low and the capital chain of enterprise easily appear gap.In order to guarantee the reasonable income of the project and maintain the operation and development of the real estate company,the cost control needs more refined management concept,and it is urgent to improve the cost refined management.In order to control the development cost of the project,guarantee the development profit of the project,provide guidance for the future development project,and maintain the sustainable development of the real estate project,this paper conducts in-depth research and analysis on the refined cost management of the real estate project.Based on the literature review of project management,real estate project management and real estate cost refined management,this paper expounds the necessity and urgency of the implementation of real estate cost refined management.At the same time,the case analysis method is used to study the improvement of cost refined management,taking JS project in first phase as an example.This paper first introduces the status of cost management of JS project in first phase,summarizes the cost management problems through interviews,then analyzes causes in cost management by using the fishbone diagram analysis method,and puts forward the corresponding improvement measures of cost refined management.In the early stage of design,the improvement of cost refined management is studied by optimizing determined process of the design unit and evaluating and supervising the design unit,and strengthening the management of joint examination of drawings by using BIM technology and third-party drawing examination organization.In the implementation phase of the project,through the compilation and application of the project target cost and contract planning,model advance,dynamic cost monitoring and management,to improve the study on the improvement of the cost refined management.In the sales stage,through the management of the sales expense budget table,the management of the cost-effectiveness ratio of the sales expense and the management assessment of the sales receipts,the cost refined management in this stage is improved.This paper studies the improvement of the cost refined management of each stage of the real estate project,guides the cost management of the second stage of JS project,and has certain guidance and reference significance for the future cost refined management of the real estate development projects. |
