Construction industry BIM technology application in China is in the important period of concept stage to practical application stage,more and more construction enterprises have a certain understanding of BIM technology and actively carry out practice,especially in some large complex high-rise building project BIM technology the successful application of the emerging development of BIM software enterprises.With the wide application of BIM,it is obvious that software products that only serve the single link of engineering construction industry can not meet the requirements,and the strategic transformation of management software will be imperative.In this paper,analyzing the application value and economics of BIM,studies the opportunities and challenges faced by management software,and finds that BIM technology has a wide application space and a huge application potential.And summed up the management software application and current development of the industrial chain is single.Then based on the method of combining the theory and reality and used case analysis,summarizes several commercial application modes that combine BIM and management software.The main research work and results are as follows:1 Research on the development status of BIM technology at home and abroad,and BIM technology opens the second revolution of architectural informatization,and makes building informatization step into the BIM era from the age of CAD.BIM has been widely used in developed countries.Compared with the developed countries,BIM technology still has a large development space,but the trend of development is slow.2 Conducting research on BIM technology and products,analyzing the application value and economic benefits of BIM,and studing on the current state of commercial application of management software,we can conclude that the promotion and popularization of BIM is a general trend.But the tradition of engineering subcontracting in China result in project whole life cycle of the artificially divided into multiple independent part of the application of BIM model by the constraints,the current management software only for a single link construction industry has clearly can't satisfy the demand,management software urgently needs to find a business application model combined with BIM.3 Concerning the requirement of the management software enterprise strategic transformation,based on the Internet,mobile Internet,emerging technologies,such as GIS,IoT,Case study method is used to analyze the application of BIM and several different management software in actual projects,and it is found that the combination of BIM technology and project management,geographic information management and internet of things,can penetrate the construction industry,accelerate the process of informanization construction industry transformation.1)Research and project management(PM)plus commercial application mode,combining the technology of using BIM three-dimensional figure construction implementation schedule shall be in the form of intuitive,accurate to each working procedure,and make the project schedule management so as to achieve the project management schedule management,contract management,cost management,labor management,drawing management and change management process of the whole chain integration management.2)Study BIM and the integration of geographical information system(GIS)technology in the commercial application mode,play to the location service of GIS and spatial analysis of specialty,based on GIS description BIM macro geographical information surrounding the building,show more intuitive to environment,so as to realize the construction of the project combining the macro,meso and micro construction of multi-level management and operational management.3)BIM research and commercial application model of Internet of things technology integration,through the qr code,RFID,infrared sensor,laser scanning and other sensor information fusion with BIM,which can realize the construction phase of the construction quality,safety,material dynamic supervision and operational phase of the energy consumption of buildings,facilities management,analysis and monitoring of energy conservation and so on,thus really solve BIM application in intelligent identification,location,tracking and monitoring and management,etc.
