With the further advance of the economic development,more and more people aware of the importance of education and science and technology,and more into the juvenile education teaching.From the aspect of total money and effort into the juvenile education teaching,the family came in first place,then is the society and government.Families often want to send their children to the high quality of colleges and universities,and this means their children in a key middle school is needed to get more opportunities.‘Neighborhood school' education policy of our country is a threshold into the key school for students,it also forced most parents Scrambling to buy the school district room to get the opportunity to send children to key school,that is why the key school district house prices generally higher than the others.So,what is the mechanism of the basic education resources influence the surrounding residential property prices?Aiming at this problem,this paper uses the Hedonic model method to analyze the influence factors of Nanchang housing prices,combined with ordinary residential listing information from Nanchang Real Estate Information Network and Nanchang Soufun,collected a total of 106 samples and 3,132 data,and sort the data,quantified the 20 variables,get the corresponding Hedonic Model,and multiple regression analysis and test by Eviews software,finally to get the residential characteristics model of center seven area in Nanchang city.In this paper,the research results show that the basic education resources does have an effect on the housing prices,it can be subdivided into key primary school,the key middle school,elementary school quantity and middle school quantity four aspects in detail: the primary school quantity and key middle school have no significant impact on housing prices;There were significant positive correlation between middle school number with housing price,and once a middle school established,housing price increased by 2.97%;If housing and key primary school counterparts,housing price increased by 18.16%,that is to say,the key primary school have an absolute influence on its surrounding residential housing prices.Of course,in this paper,there is a defect on setting variables of the basis education resources,that is when confirming the list of key primary and secondary schools,the author is according to the released information of key primary and secondary school in each administrative region from Nanchang Soufun,as well as according to oral questioning of Nanchang citizens,other than comparison of scientific andstandardized quantitative criteria for key elementary school,so it needs further later generations' innovation and improvement.In this paper,the author pricing the Basic education resources with Hedonic Model,on one hand,it can promote the fair allocation of education resources,guide the developers and house intermediary for pricing,correctly guide the consumer demands;On the other hand,it also can provide public services and public products pricing new research angle of view and technical support,set policy for the relevant government departments and provide basis for evaluation of policies.
