With the rapid development of social economy,education,as an important part of human capital,is becoming more and more important.Therefore,parents' attention is paid to their children's educational problems.Parents hope that their children will not lose from basic education to other children,and the urgent mindset of "looking for a child to become a phoenix" leads to children's education as an important factor in their parents' daily life style,career choice and residence selection.More and more residents in order to obtain better educational resources choose to use heavy gold to buy high quality school district residence.The increasing purchase demand makes the price of the so-called "school room" rising gradually,and the " An inch of gold and an inch of gold"phenomenon is appearing more and more in the residence around the high quality basic education resources.In recent years,the central government has formulated a series of strict purchase orders for high priced housing and real estate.Moreover,in the nineteen major reports of our country in October 19,2017,President Xi Jin ping twice insisted on building the house in the report,not for the purpose of frying.This has made a position for the stable development of housing prices in China,so the research on the influence of basic education allocation on housing prices is more important.Before this,many scholars in our country have studied the impact of the allocation of basic education resources on the housing price in different areas and concluded that the allocation of basic education resources has a significant impact on the surrounding housing.It is worth discussing whether there are such problems in Changsha.Through the analysis of the mechanism of the impact of the basic education resource allocation on the housing price,this paper collects and collects the relevant data of the Changsha Education Bureau and the statistical yearbook of Hunan Province,and the related data of the easy living guest,Rui andBai du map.The price feature model is used to select the location,neighborhood,architectural and educational characteristics as independent variables.The housing price in the school district is the dependent variable and the Hedonic model is established after the left.Finally,from the regression results,we can draw the conclusion that the allocation of basic education resources in Changsha affects the housing prices around schools.After the regression analysis,the conclusion is drawn that the allocation of basic education resources in Ghangsha has a positive impact on the housing price.Not only the grade of the school district has a positive impact on the housing price,but also the quality of the school is positively related to the housing price.That is to say,the higher the rating of the school district in Changsha,the higher the price of the surrounding housing.Moreover,the higher level of Changsha's school quality rating,the greater the impact on housing prices[10].Compared with schools with or without word of mouth,schools with better word-of-mouth and excellent reputation will raise their peripheral residential prices by 5.41%.This shows that the allocation of basic education resources has a significant impact on housing prices.
