China's housing system reform began in 1998,though started late,but then quickly into the high speed development,start the development of the real estate industry in the true sense.According to the national bureau of statistics data shows the residential commercial housing sales prices by 2937 yuan/square meters,2005 rose to 6473 yuan/square meters,2015 increased by 1.2 times,the average annual growth rate of 12.04%.Real estate prices rising too fast will not only damage the healthy development of real estate industry,can also lead to large amounts of capital into the real estate industry from other fields,affect the healthy development of the economy.Factors such as income level,land cost,the unemployment rate is one of the many factors that affect real estate prices,in addition there are education resource impact on real estate prices.In 34 major cities in China as samples,using Stata software panel data regression,analysis the effect of education resources to house prices,this influence embodied in two aspects: first,different types of education resources on real estate market,and the impact of different performance based on the influence degree of the education resources of real estate prices than the influence degree of higher education resources to real estate prices;Second,there are regional variations in the impact of education resources on property prices.Expression is: in the city,economic development level is higher school education resources distribution impact on house prices than economically developed cities,secondary school education resource impact on prices.The implications of these results are: First,the government is regulating the real estate market,ensuring the healthy development of the market while also focusing on the impact of education resources on house prices.The second is to promote the reasonable allocation of education resources,to achieve the balanced distribution of education resources,to realize the economic developed cities and backward economy have fair and equal education opportunities,Third,in the actual case involving real estate appraisal,the distribution of education resources in the property periphery should be distinguished.Differentiating basic education resources and non-basic education resources;The education resource in the region that differentiates the level of economic development.Different weights and values are given in the real estate appraisal practice,which makes the valuation of the assets closer to the fair value.For individual consumers,they should be more likely to hold a property near high school in a more developed city.
