With the gradual popularization of education,people's emphasis on education has increased,and prestigious schools have become a hot topic for people's attention.Behind the prestigious schools,it reflects the scarcity of quality education resources,the contradiction between unfair education opportunities and people's thirst for quality education resources.In order to safeguard the fairness of education,the government has adopted the “near-entry” policy.However,the "nearest entrance" policy did not achieve the desired results,but instead became a real estate developer and speculators speculation stunt.Compared to ordinary residential,school district housing prices once high.It seems that educational resources have become an important factor of influencing housing prices.In order to study the relationship between educational resources and housing prices,this paper intends to determine the role of educational resources in residential prices through qualitative analysis and quantitative analysis.Based on the theory of "voting with feet" and the theory of supply and demand,this paper first analyzes the internal relationship between educational characteristics and housing prices,and expounds the mechanism of educational capitalization.Secondly,this paper collects the relevant data of the price,the building characteristics,the location characteristics,the neighborhood characteristics of the primary schools and their corresponding school districts,Using Arcgis10.0 software to analyze the present situation of spatial distribution of primary school and residence through kernel density method and trend surface analysis method.The basic distribution law and possible internal relationship between them are obtained.On the basis of the analysis of the present situation,this paper constructs the Hedonic model,selects the education quality and the distance from the primary school to the corresponding primary school as the measure standard of the educational characteristics.The influence of educational characteristics on housing prices is analyzed quantitatively by the method of robust regression.The results show that the educational characteristics are the main factors affecting housing prices,which are relative to the architectural characteristics and location characteristics.And the higher the quality of education is,the higher the premium to housing is,and the phenomenon of educational capitalization exists.At the same time,the principal component analysis method is used to improve the model,and the linear relationship between educational characteristics and housing price is also obtained.In addition,because the characteristic price model can reflect the capitalization phenomenon more obviously after the market segmentation,Therefore,by subdividing the housing market according to the new and old urban areas,it is also found that there are regional differences in the influence of educational characteristics on housing prices,and the degree of educational capitalization in the new and old urban areas is different.Based on the above analysis,the author put forward opinions and suggestions on the realization of education fairness and alleviate the phenomenon of capitalization of education.On the one hand,it calls on the government to pay more attention to the balance in the provision of public services.On the other hand,it also calls for exchanges and cooperation among schools to improve the overall quality of education.
