At present,there are problems such as scarcity of quality education resources and uneven distribution of educational resources in China's education development.The migration of housing has become one of the main ways for people to obtain educational resources.The competition for educational resources has been transformed into a competition for family economic strength.Intensified the unfairness of education.A series of educational policies,such as “admission to the nearest school” and “high school entrance examination”,have also made the problem of educational injustice more serious.The prices of “school districts” in some cities have skyrocketed,and education “capitalization” has gradually entered people's horizons.The purpose of this paper is to analyze the impact of urban educational resources on urban commodity housing prices and to explore whether education capitalization will have a significant impact on the overall housing prices of cities.Starting from a macro perspective,this paper takes into account the macro and micro path of urban education resources affecting housing prices,and studies the impact of urban educational resources on urban commodity housing prices.First of all,this paper introduces the theoretical basis of educational resources affecting housing prices,and expounds the role of basic education resources and higher education resources in affecting housing prices.On this basis,combined with the current situation of China's educational resource allocation,two hypotheses are proposed.Secondly,based on the two hypotheses proposed in the previous paper,two empirical studies are carried out: on the one hand,the static panel data model is constructed to study the educational resources of the three main educational stages of primary school,general middle school and general higher education,which affect the price of commodity housing.Regional differences;on the other hand,a dynamic panel data model was constructed to study the regional differences in the impact of the city's overall educational resource level on commodity housing prices.The main empirical conclusions can be summarized as the following four points: First,the impact of urban overall educational resources on housing prices varies between cities and cities;second,primary education resources are only significant in housing prices in third-and fourth-tier cities.Third,ordinary secondary education resources have a significant positive impact on housing prices,and ordinary secondary education resources in first-tier and new-tier cities have the greatest impact on housing prices,followed by third-and fourth-tier cities,and secondary secondary education in second-tier cities.The impact of resources on housing prices is minimal.Fourth,the positive impact of the educational resources of ordinary higher education institutions in first-line,new-tier and second-tier cities on housing prices is lagging behind,while the general education resources in thirdand fourth-tier cities are positive for housing prices.There is no lag in the impact.Finally,based on the research conclusions,three policy recommendations are proposed.Most of the existing researches on the impact of educational resources on housing prices start from the microscopic perspective.Some school districts or certain school districts in certain cities are selected to study the influence of educational resources on the price of surrounding school districts by constructing a characteristic price model of school district prices.Compared with the existing research,the main ideas of this paper are as follows: First,the research perspective has certain new ideas.This paper aims to study the impact of the overall educational resources level on urban commodity housing prices,and analyzes the educational resources of different education stages that affect the commodity housing prices.The second is that the measurement method has certain new ideas.In addition to the feature price model,the existing related literatures almost all study the impact of urban education resources on urban housing prices by constructing a fixed effect model.This paper not only constructs a static panel data model.Based on this,a deeper consideration was made,and the dynamic panel data model was further constructed.The system GMM estimation was used for empirical analysis.
