At present,most urban cities have problems affecting the living satisfaction of urban residents such as the living suburbanization,unreasonable hou sing price and income ratio,long commuting time of employees and so on.In order to alleviate the above urban problems,the government has vigorously implemented the construction of new towns around the main urban areas,of which the industrial new town i s a relatively successful expansion mode.The industrial new town can provide sufficient housing and employment opportunities for the employee groups,but whether these residential housing choices match their workplaces in space perfectly is still a problem.The purpose of this paper aims to explore the following topics from a micro perspective: the relations between residential housing choices and group characteristics of the employee groups in the industrial new town,the matching effect of residential housing choices and their workplaces,and the path to achieve spatial matching utility maximization of different employee groups with different characteristics.First of all,the paper establishes the theoretical basis for the spatial matching between the residential position and working position from the perspective of the industrial new town population.This paper makes a clear definition of the connotation of the industrial new town and the population of the industrial new town(namely objective of the study),sets up the basic assumptions used in the study,and analyzes the residential selection behavior of employee groups in the industrial new town.According to demand levels of urban residents,this paper classifies the factors affecting residential housing selection of the industrial new town population into four aspects,which are rent-seeking characteristics,family characteristics,location preference characteristics and subjective preference characteristics,and makes a deep discussion and analysis on the affecting mechanism.Then starting from the classical model of single center city,the four factors are summarized into the promotion model,and the spatial matching model is proposed to reveal the mode of work-residence spatial matching and the effect of various factors on spatial matching utility.In the empirical part,this paper collects first-hand micro data of the Sino-Singapore Tianjin Eco-city through questionnaires and field visits.On the premise that the data validity is tested,this paper explores the relationship of employee group characteristics of the industrial new town,job-housing function factors and the degree of spatial matching satisfaction.So we obtain the family characteristics and job-housing function factors that form a significant impact on the spatial matching satisfaction,and a total of 96 subdivided characteristic employee groups which are combined by the significant family characteristics.Next,the subdivided characteristic employee groups subjectively evaluate their ho using consumption expenditure preferences according to the utility theory and two most preferred expenditure items are found through the logit regression analysis,and then we can obtain the preferred expenditure items proportion on the basis of spatial matching utility maximization.The results make it clearly that how to locate the housing in a more reasonable way when the workplace location is given.Finally,this paper puts forward some suggestions for the urban planning department,the urban governance institution and the city residents of the industrial new town.
