Research On The Professionalization Of Social Workers Inproperty Management In The Perspective Of Community Management

With the rise of China's real estate market and the rising demand of property requirements,property service is booming.In the community,there is a tripartite situation between the resident committee,the owner's committee,and the property service enterprise.As the subject of community autonomy,the multi-governance pattern of the community is full of contradictions because of the overlapping of the work content.Social work,as an effective important means to resolve social contradictions,is in line with the current demands of resolving the conflict of community management.In order to manage the property management work in community,and promote benign operation of community management,Some communities have begin to send social workers in property management into the community.The aim is to make up for the lack of role of professional coordinators and managers.Therefore,it is necessary to build a team of professional and professional social workers in property management,and it is in line with the urgent need of community management.However,there is little research on the group of "social workers in property management",and their professionalism needs urgent attention.Based on the practice of sending social workers in property management into community in D street,L district,Nanjing,This paper mainly adopts literature research,case interview and participant observation.In the process of research,the researcher wants to know the actual situation of social workers' participation in community management,find out the difficulties in realizing the professional development of oneself,and analyze the influence factors of professional development This article hopes to have an in-depth understanding of the professional social workers in property management,provide reference for relevant departments to develop more scientific and reasonable professional strategies.At the same time,the research hopes to promote community management with the help of a more professional team of social worker in property management.Through investigation,we found that there are many problems in the professionalization process of the social workers in property management,including poor job setting,low professional salary,incomplete vocational training,lack of professional competence,lack of professional identity,uncertain career prospects,imperfect professional systern,lack of job security;high mental health stress and high occupational risk.In the context of community management,the professionalization of the social workers in property management is affected by the following factors.On the macro environment,there is a lack of law and professional system for social worker in property management.On the middle environment,the professional process is reflected by the environment of the street and the community.On the micro environment,the education and training is difficult to guarantee the quantity and quality of social worker,and provide emotional support.In order to promote the professionalization of social workers in property management,the author put forward the following Suggestions:clearing the responsibilities of social workers in property management,regulating professional behaviors,constructing incentive mechanism and guarantee mechanism,improving the treatment of social workers in property management,completing the training system,improving the professional competence,enhance publicity and guidance and creating a good professional environment.
