Property management service for higher institutes had strongly backed the teachingand researching operations in the universities. And further plays a crucial role in talentsrecruitment, reputation establishment, and overall improvement on its facilities and softpower. The service does not only serve as an organic part in the university managementsystem, but also reflects the management level that the university has to offer.With regard to the character, PMS in higher institutes had equipped two fundamentalparts. It bears the accountabilities and responsibilities in the activities of management forpeople,education for people, academic atmosphere for people, meanwhile, propertymanagement company reflects the nature of its own,it reflects how professional, public,mutual-benefitting a company can be. Researching on the service quality enhancement isof great significance about the universities’ environment and the reputation of the propertymanagement company.With the deepen of the marketization reform in the property management sector in theuniversities, the higher institutes property management sector had won a great attentionfrom the public, so as the higher institutes property management companies can arisefrom the tide of the time. Even so, the problems loom quite easily to be perceived. A largepercentage of the companies are of the below great disadvantages.(including but not limited to)1: Without leaders of advanced thoughts and methods, a deficiency of service issues.2: Without specific regulations and plans to be implemented, chaotic internalcoordination.3: Shortage of qualified talents.All the issues mentioned above had not only tremendously limited the progress of thegrowth of the property management companies, moreover, it had significantly affected theoverall enhancement of the higher education operations. With respect to the property management service’s natures, characters, and evaluatestandard in the XJ university property management company. Further with the currentstatus quo to judge and come out with the problems included:1: Old fashion management theory and management implementation.2: Low level service standard and lack of planning.3: Few service function.4: Management officers are lacking of professionalism, and service oriented mind.This article hereby to solve the problems by combining the research on advancedexperience and theory in the prestigious higher institutes home and abroad to renew theservice practice, update the theory, draw the long term development plan, set up moreservice projects, intensify the training courses and strengthen the rewards and incentivesystem, optimize the organization structure, specify the department’s function.By adopting these measures, it will effectively revamp the branding strategy of thecompany and backed the company with the creativity in service operations in needed.Furthermore, it will explicitly assist the board of executives to make their own decision onthe perspective development and reform of the company through referencing this article.
